Jacó Costa Rica Real Estate — Homes, Condos & Beachfront Properties | Pacific Properties

Jacó is the beating heart of Costa Rica's Central Pacific coast — a vibrant, fully-equipped beach town that consistently outperforms every other coastal market in the country on accessibility, amenity, investment yield, and sheer quality of daily life. Just 90 minutes from Juan Santamaría International Airport (SJO) on a well-maintained highway, Jacó offers what no other beach town in Costa Rica can match: the rare combination of a world-class natural environment and a fully functioning modern town.

**Geography & Location**

Jacó sits at approximately 9.6° N latitude on the Pacific coast of Puntarenas Province, sheltered between the Pacific Ocean to the west and a dramatic ridge of jungle-covered mountains to the east. The Jacó Beach itself stretches approximately 3.5 kilometers from the Río Jacó in the north to the Río Tulín in the south, with the town's main commercial corridor — Avenida Pastor Díaz — running parallel to the beach. The surrounding municipality of Garabito encompasses not only Jacó proper but the communities of Playa Hermosa, Tárcoles, and Esterillos — making it one of the most geographically diverse coastal municipalities in the country.

The climate is tropical, with a rainy season from May through November and a dry season from December through April. Average year-round temperatures range from 24°C to 32°C (75°F–90°F). Importantly for rental investors, Jacó maintains consistent tourism and occupancy even during the rainy season — a significant advantage over the more seasonally dependent Guanacaste market.

**Demographics & Community**

Jacó has a permanent resident population of approximately 15,000 to 20,000, which swells substantially during peak tourism season and long weekends. The community is genuinely international — roughly 30 to 40 percent of permanent residents are foreign nationals, primarily from the United States, Canada, and Europe, with a significant Canadian retiree and remote-worker community that has grown rapidly since 2020. Spanish is the official language, but English is widely spoken throughout the town's commercial and hospitality sectors.

The expat community is well-organized, with active social networks, established neighborhoods, and a full range of professional services — including English-speaking attorneys, accountants, doctors, and dental clinics. The Hospital Monseñor Sanabria in Puntarenas serves as the regional public hospital, while several private clinics in Jacó provide outpatient and emergency care. The town has a strong sense of community identity and hosts regular events, markets, and festivals that bring residents and visitors together throughout the year.

**Surfing — Every Level, 365 Days a Year**

Jacó's beach break is one of the most consistent and versatile in Costa Rica. Unlike many surf destinations that rely on seasonal swells or suit only advanced surfers, Jacó offers rideable waves every single day of the year — a genuine rarity in Central America. The beach break produces waves suitable for all skill levels: beginners taking their first lesson in gentle shore break, intermediate surfers working on their technique in the mid-beach peaks, and professional surfers who use Jacó as a training base for WSL competitions. Multiple surf schools operate year-round, and the town is a legitimate stop on the Central American surf circuit.

Five kilometers south, Playa Hermosa offers an entirely different surf experience — heavier, more powerful waves suited specifically to experienced and professional surfers. The combination of Jacó for all-level surf and Hermosa for elite surf within a 7-minute drive creates an unmatched surf destination corridor that is unique in the region.

**Wildlife & Biodiversity — An Extraordinary Urban Edge**

What surprises nearly every first-time visitor to Jacó is the density and variety of wildlife visible within the town itself and its immediate surroundings. Jacó is not adjacent to a wildlife destination — it is one. The forests, river corridors, and coastal habitat surrounding the town support an extraordinary range of species:

**Four species of monkey within minutes of downtown.** White-faced capuchin monkeys are regularly seen in the trees along residential streets and in garden canopies throughout town. Howler monkeys (congos) — heard before they are seen, with a call that carries for miles — inhabit the jungle fringe. Spider monkeys and the endemic tití (squirrel monkey), listed as a vulnerable species found only on Costa Rica's Pacific coast, are present in the forested areas just beyond town. Having four monkey species accessible from a fully serviced beach town is, globally speaking, extraordinary.

**Scarlet macaws.** Jacó lies within the core territory of the Central Pacific scarlet macaw population, one of the largest and most accessible in Costa Rica. Macaw pairs flying overhead — their scarlet, yellow, and blue plumage unmistakable — are a daily occurrence for residents. Most visitors to Costa Rica pay premium prices for guided tours to see macaws in remote locations. In Jacó, you see them from your terrace.

**Sloths, toucans, and hummingbirds** are permanent residents of the gardens and trees throughout the area. Sloths are found in cecropia trees along residential streets. Toucans — multiple species, including the spectacular Chestnut-mandibled Toucan — are common garden visitors. Over 50 hummingbird species inhabit the region, and a simple garden feeder will attract multiple species daily.

**Sea turtle hatchery.** Jacó is home to a sea turtle conservation hatchery where olive ridley and leatherback turtle eggs are collected from local nesting beaches, incubated, and released as hatchlings into the Pacific. Attending a turtle release is one of the most moving wildlife experiences in Costa Rica — and it is available right here in Jacó.

**Ocean wildlife** off the Jacó coast includes humpback whales (present for approximately 8 months of the year — one of the longest seasons on earth), bottlenose and spinner dolphins, manta rays, and multiple sea turtle species.

**Crocodiles at Tárcoles**, 15 minutes north of Jacó on the Costanera highway, is home to one of the highest concentrations of American crocodiles in the world — regularly visible from the famous Crocodile Bridge. The Tárcoles estuary is also one of the premier birdwatching sites in Central America, with roseate spoonbills, wood storks, and the endemic Riverside Wren reliably visible.

**Birdwatching.** The Jacó region and adjacent Carara National Park have recorded over 400 bird species, including the Yellow-billed Cotinga (endemic and endangered), Turquoise Cotinga, Spectacled Owl, Boat-billed Heron, and dozens of migratory species. Birders travel from around the world — and pay thousands of dollars — to visit remote lodges in the hope of seeing species that are observable within 30 minutes of downtown Jacó.

**Felines** including jaguarundi, ocelot, and puma inhabit the forested hills and river corridors surrounding the town, confirmed by camera trap surveys.

**Real Estate in Jacó**

Jacó offers the widest variety of property types and price points of any beach market on the Central Pacific — from entry-level investment condos starting around $150,000 to multi-million-dollar luxury estates and genuine beachfront homes. Critically, **Jacó is one of the very few beach towns in all of Costa Rica where beachfront property can be fully titled fee-simple land**, giving foreign buyers the rare opportunity to own directly on the ocean with complete legal rights — a significant advantage over most of the country's coastline where beachfront falls under government concession.

Property categories available in Jacó include:

- **Oceanfront condos and residences** — the most sought-after category, with strong short-term rental demand and the unique benefit of possible fee-simple title directly on the beach
- **Hillside ocean-view homes and villas** — commanding panoramic views of the Pacific from the jungle-covered ridges east of town
- **In-town condos and residences** — walking distance to the beach, restaurants, and all services; ideal for short-term rental programs
- **Commercial and mixed-use properties** — Jacó's established tourism economy creates strong demand for boutique hotel, restaurant, and retail properties
- **Residential lots** — for buyers who want to build a custom home on the Central Pacific

Short-term rental performance in Jacó is among the strongest in Costa Rica, with well-positioned condos achieving occupancy rates of 65–80% and gross rental yields of 7–10% annually. The combination of year-round waves, easy airport access, and a full range of amenities drives consistent demand from both international and domestic Costa Rican travelers.

**Getting to Jacó**

- Liberia International Airport: approximately 3.5 hours
- San José city center: 90–100 minutes
- Quepos / Manuel Antonio: 1.5 hours south
